Rooms & studio flats · London

Say what you need.
We'll find where you live.

Wren is a rental agency for people looking for a room or a studio flat in London. You tell us the areas, the budget and the date. Our team does the searching.

The idea

A search that starts with a conversation, not a filter.

Most London rental sites hand you a grid of listings and wish you luck. You refresh, you message, you wait. Half of what you find has already gone.

Wren works the other way round. You describe what you're after — where you'd like to be, what you can spend, when you need to move in — and our team goes looking on your behalf, working with the landlords, agents and property managers we deal with across London. When something suitable comes up, we come to you.

It's a smaller, more human way to rent: one conversation instead of a hundred tabs.

Online by design

An agency built online, not on the high street.

Wren runs entirely online. There's no shopfront with cards in the window, no branch network to fund, no reception to sit in. The search happens by message and by phone, and the viewings happen at the property itself.

That's not only a convenience. A traditional agency's overheads have to be paid for somewhere, and they rarely disappear quietly — they end up in what renting costs. Ours are lower by design, which is how we keep our own charges competitive and put the effort into the part that actually helps you: finding the right room or studio, quickly.

How it works

Four steps, and only one of them is yours.

The order matters here: everything we do follows from how well you describe the first step.

01

Tell us what you're looking for

Areas you're considering, monthly budget, move-in date, how long you'd like to stay, and anything that matters to you — a desk that fits, a quiet street, a short walk to a particular line.

02

We search

Our team works through what's available across our network of landlords, agents and property managers in London, and rules out everything that doesn't fit your brief before you ever see it.

03

Review your options

We come back to you with what we've found, with enough detail to judge it properly — location, layout, cost, who else lives there, when it's free. You decide what's worth seeing.

04

Move forward

We arrange viewings, answer the awkward questions, and help coordinate the paperwork and next steps so that moving in is the simple part.

Where we search

London-wide, not one postcode.

We don't have a patch to protect, so we're not going to steer you toward one. Tell us where you'd like to live and we'll search there — and we'll be straight with you about what your budget realistically reaches in that part of the city, and where it would go further.

Why Wren

What you get that a listings site can't give you.

A person, not an alert

Your brief is read and handled by our team. You can reply to us, change your mind, add a requirement — and we'll adjust the search rather than start it again.

The whole city

North, south, east, west and central. We search wherever you're willing to live, and tell you honestly where your budget works hardest.

Rooms and studios only

A narrow focus is a fast one. We're not trying to sell you a three-bedroom house — we look for the two things you actually asked for.

Lower overheads

No high-street branch to pay for. We'd rather spend on searching properly than on a shopfront, and keep what we charge competitive as a result.

Your next London home starts with a conversation.

Send us your brief today and our team will begin looking. It costs nothing to tell us what you need.

How it works

You write one brief. We do the looking.

Renting in London usually means repeating yourself to twenty different people. Here you say it once, to us.

01

Tell us what you're looking for

Fill in the brief — it takes about two minutes. Areas, budget, move-in date, how long you'd like to stay, who's moving in. Then add the things that are harder to filter for: a room that fits a desk, a quiet street, somewhere you can cook properly, a short walk to a line that gets you to work. If your dates or areas are flexible, say so. Flexibility is often what finds the better place.

02

We search

Your brief goes to our team, not to a mailing list. We work through what's available across the landlords, letting agents and property managers we deal with in London, and check the details that matter before anything reaches you — what's included, who else lives there, whether the date genuinely works. Anything that doesn't fit your brief is ruled out at our end.

03

Review your options

We come back to you with what we've found and enough information to judge it properly. If nothing suitable has come up yet, we'll tell you that too, along with what would open things up — a slightly wider search area, a different date, a small change in budget. Then you decide what's worth viewing.

04

Move forward

We arrange viewings around your schedule and stay with you through the parts that usually cause the delay: references, the paperwork, the deposit, the move-in date. You'll always know what the next step is and who is doing it.

Plain answers

Things worth being clear about.

We don't publish listings

There's no property grid on this site, and that's deliberate. What's available changes constantly, and a page of out-of-date rooms helps nobody. We'd rather match what's genuinely free to what you've genuinely asked for.

We can't promise a particular property

Nobody honest can. What we can do is search properly, be quick about it, and tell you where your brief is realistic and where it isn't.

Timing

How quickly options appear depends on your areas, budget and dates. We'll give you a realistic view once we've read your brief rather than a number invented for a website.

About

A new agency, built around a simpler idea.

Understand what someone actually needs. Then go and find it.

Looking for somewhere to live in London is a strange kind of work. It's fragmented — a dozen sites, three group chats, an agent who stops replying. It's repetitive: the same budget, the same dates, the same explanation, typed out again and again. And it's slow in the places where it should be quick, then suddenly urgent when a good room appears and you have four hours to decide.

Wren was set up to remove most of that. We are a new agency, and we've been deliberate about what we are: not a listings site, not a portal, not a directory of rooms that may or may not still be free. We're a small team that takes a brief, searches on your behalf, and comes back to you with what we've found.

We also run online rather than from a high street. No shopfront, no branch network, no reception — which keeps our overheads low, and means what we charge doesn't have to carry the cost of a building nobody needs to walk into.

We work only on rooms and studio flats. That's a narrow focus, and it's the point — knowing one part of the market properly is what lets us move quickly in it. And we work across the whole city rather than one patch of it, so nothing we suggest is shaped by where our office happens to be.

How we work

The standards we hold ourselves to.

There's a lot in this industry that people quietly accept. We'd rather not.

We answer

If you've written to us, you'll hear back. Silence is the most common complaint people have about renting in London, and it's the easiest one to fix.

We're honest about budget

If what you're hoping for doesn't exist at the price you've set, we'll tell you early and suggest what would change it — a wider area, a different date, a shared home instead of a studio.

We send fewer options

Sending you everything is easy and useless. We'd rather send three that fit than thirty that don't, even when that takes longer at our end.

We treat everyone the same

A room at the lower end of your budget gets the same attention as a studio at the top of it. The search matters as much to the person doing it either way.

Who we help

People arriving, moving, and starting again.

Professionals relocating to London and needing somewhere sorted before the first day of work. People already here who've outgrown a flatshare, or want their own front door. Couples looking for a studio. Students who want somewhere better than the obvious option. People arriving from another country, working out an unfamiliar market from a distance.

What they have in common isn't a budget or an age. It's that they'd rather describe what they need once, to someone who'll act on it, than spend a month refreshing a search page.

Tell us what you're looking for.

We'll take it from there.
